Often, a client will identify, or own, a plot of land and ask for an assessment of its potential.

The plan below is a typical example.

The owner lived in the house, No 3 The Green, and was intending to move away from the area.

My commission was to explore the various development options and liaise with the local authority.

After due consideration of the planning and financial aspects, it was decided that the best option would be to demolish the existing house, which was in poor condition and in an awkward position, and develop three new houses.

A planning application was subsequently submitted and approval granted.

Whilst this case was successful, it must be noted that the town planning process is often very frustrating and will not always result in the applicant's wishes being fulfilled
